As Tauranga city grows and widens out it's not hard to work out where the 'Smart Money' is in regards to property investment and lifestyle choice. A number of factors come into play here. Savvy out of town city dwellers including Aucklanders have long known about how great it is to live in the heart of a city or very close to it. Ever increasing commuting costs (including fuel, maintenance and parking) not to mention travelling downtime are one of the matters. A council lead drive to provide more amenities in the 'Heart Of The City' are and will offer more opportunities to unwind in town and then walk home or alternatively walk home and come back to the CBD for a movie, diner or a drink. When you do want to drive to say Mount Maunganui or out of town it's a quick sprint onto the expressway or harbour bridge. Latitude Residences now under construction on the corner of Cliff Road and Park Street is over 80% sold (22 out of 28 luxury apartments) and they are just starting to come out of the ground at the time of writing. The author and his wife have lived in Cliff Road for twelve years and by investing early and building a family home here the enjoyment of this location carries on until the house is too big. The Tauranga CBD is a viable alternative to living in Mount Maunganui, particularly if you work in the city centre. You get more for your money and if capital gain is an important factor you are starting from a lower base here.
